Frequently asked questions

Which counties are live?
Harris County (justice-court eviction filings) and Bexar County (mortgage and tax foreclosure notices). Dallas, Tarrant and Travis are on the waitlist: we add a county only when its source's terms allow it.
Do you have probate leads?
Not yet. We will add probate only from a source whose terms permit it.
Where does the data come from?
The Harris County Justice Courts Public Data Extract and the Bexar County foreclosure notice map, both official public county sources.
When does the digest arrive?
Each business evening, around 7 p.m. Central (the job runs at 00:15 UTC, so 7:15 p.m. CDT in summer and 6:15 p.m. CST in winter), covering filings dated that day.
What is in each lead?
Lead type, filing or sale date, case or document number, property address, the landlord (plaintiff) or notice details, a 0 to 100 score and the reasons for the score. Tenant names are never included.
How is the score calculated?
Evictions: individual landlord vs. company, number of filings that day, out-of-state or absentee owner, self-filed (no attorney), claim size. Foreclosures: tax vs. mortgage, and whether the notice is new since the last run. It is a sorting aid, not a prediction.
Do you include phone numbers?
No. We do not skip-trace. If you add contact data from elsewhere, you are responsible for TCPA, Do Not Call and Texas telemarketing compliance.
Can I use this for tenant screening, credit, insurance or hiring?
No. We are not a consumer reporting agency and our data are not consumer reports.
What does it cost?
Founding members pay $125 per county per month (first 25, locked 12 months); standard is $149 per county per month; Harris + Bexar together is $249 per month. All prices plus applicable sales tax, calculated at checkout. See pricing. Paid plans open after legal review. The 7-day sample is free.
How do I cancel?
Anytime, in two clicks, from the link in your receipt. Every email also has a one-click unsubscribe.
I found my information. Can it be removed?
Email grant@yesterdaysfilings.com with the case or document number and we will review the request.
Is this legal advice?
No. It is research data. Talk to your own attorney about your outreach.
