Terms of Service

Grant Global LLC, a Wyoming limited liability company, operates Yesterday's Filings. Planned sections: service description; public-record data provided as-is; no warranty of accuracy; prohibited uses (FCRA purposes, harassment, TCPA/DNC/Texas ch. 302 violations); Respectful Outreach Code incorporated by reference; subscriber indemnity; cancellation; limitation of liability; governing law (attorney to decide).

Research, not legal advice. The Service provides public-record research data. Nothing in the Service, the digest or these Terms is legal advice.

Permitted use

You may use the Service only for your own lawful real-estate marketing, acquisition and brokerage activities. You certify at signup and on each renewal that you are not a landlord-screening, tenant-screening, employment-screening, credit or insurance business, and that you will not use the data for any purpose covered by the FCRA. Yesterday's Filings is not a consumer reporting agency, and our data are not consumer reports. You may not use the data, in whole or in part, as a factor in deciding anyone's eligibility for credit, insurance, employment, housing or rental (including tenant screening).

No resale; no database building

You may not resell, sublicense, publish or share the data, or combine it into a database offered to others, except with your own employees and agents bound by these Terms.

Calls, texts and email

We do not provide skip-traced phone numbers, dialing, texting, or prerecorded or artificial-voice tools. You are solely responsible for obtaining any consent required for calls and texts. That includes prior express written consent for autodialed, prerecorded or artificial-voice (including AI-generated voice) telemarketing calls and texts (47 C.F.R. §64.1200; FCC 24-17). You are also responsible for:

  • scrubbing the National Do Not Call Registry with your own registry access at least every 31 days;
  • scrubbing the Texas no-call list;
  • honoring revocations made by any reasonable means;
  • calling only between 8 a.m. and 9 p.m. in the recipient's local time (and any stricter Texas hours);
  • registering under Texas Business & Commerce Code chapter 302 where it applies;
  • following CAN-SPAM in commercial email.

You may not use our data with dialing, texting, or prerecorded or artificial-voice tools without the required consent.

Foreclosure and distressed owners

If you contact owners of property subject to a posted notice of trustee sale, you must comply with Texas Business & Commerce Code chapter 21 (residential foreclosure consulting). Real estate licensees are not exempt when a transaction is designed to transfer title to them or their associates (§21.002(b)). You may not offer to "save" a home, stop a foreclosure, or recover excess proceeds unless chapter 21 allows it.

Wholesaling and licensing

If you sell options or assign purchase contracts, you must make the written disclosures required by Texas Property Code §5.0205 and Occupations Code §1101.0045. License holders must follow TREC advertising rules (22 TAC §535.155).

Respectful contact

You may not use the data to harass, threaten or repeatedly contact any person (Texas Penal Code §42.07), to imply government affiliation, or to misrepresent your identity or purpose. The Respectful Outreach Code is part of these Terms.

Scores

Lead scores are automated estimates generated from public records. They are not appraisals, statements of fact about any person, or advice. Scores describe properties and filings, not anyone's creditworthiness or character.

Accuracy; corrections

Public records may be incomplete, delayed or wrong, and matching can misidentify people. Verify before relying on any record or contacting anyone. Report errors to grant@yesterdaysfilings.com; we will review and correct or suppress records.

Enforcement

We may audit usage, suspend or terminate accounts without refund for violations, and cooperate with lawful requests. You will indemnify Grant Global LLC for claims arising from your use, including calls, texts, mail or email you send.
